Comparative Market analysis – a thorough and accurate market report is put together to determine the best price for your home using comparative homes in the neighborhood

Vendor management – from handymen to landscapers, The Presti Group oversees carefully selected vendors to spruce up a client’s property, well before it’s put on the market

Staging – provides counsel and advice on how to make your home look its best, by managing professional staging services

Marketing – a campaign is developed and carried out using several tools including drone videos for aerial videos, professional interior, and exterior photography, and online promotion

Expert negotiation – has experience with multiple bids and escalation clauses. Also negotiates offers with the buyer’s agent and directly with the buyer(s), if they don’t have an agent.

Strategic counsel – from making an offer, to explaining what to do following an inspection, advice is provided on all aspects of a transaction

Document prep – all correspondence is written up for sales and other statements (digital and hard copy). The Presti Group uses electronic signature capabilities whenever possible.

Education – as some clients are selling a home for the first time, or haven’t done so in many years, the learning component is critical throughout the entire process

Final Checklist – manages last-minute details, such as a smoke/carbon monoxide inspection by the fire department and making sure clients get the final water bill from the town, for example


For buyers

"Wish list” development – enables appropriate selection of properties based on buyers’ needs and wants – along with where they want to be

· Market analysis – properties in the neighborhood are analyzed, along with other factors, to determine their true value (to prevent buyers from overpaying)

· Pre-screenings – conducted before properties are shown to clients, to ensure they are presented with the most appropriate choices, saving them time

· Personal showings – buyers are accompanied during a tour with the seller’s agent and candid advice is provided after the showing

· Alerts – new listings are evaluated, screened, and sent to clients on an ongoing basis

· Property Inspection – a thorough review of the home is overseen by The Presti Group to determine if additional negotiations are required based on its condition

· Document prep – all correspondence is written up for offers and other statements (digital and hard copy). The Presti Group uses electronic signature capabilities whenever possible.

· Expert negotiation – ensures the best deal for the client when negotiating with the listing agent and the seller

· Ongoing counsel – this includes information and referrals for home inspectors, mortgage lenders, and other stakeholders in the process

· Education – many clients are first-time homebuyers or haven’t purchased a property in many years, so the learning component is critical throughout the entire process

Consulting services are billed by the hour with a two-hour minimum.

Marie Presti has more than 20 years of real estate experience serving clients in Greater Boston. She is a passionate advocate for her clients, whether they are buying, selling, or just in need of expert advice. As a Certified Divorce Real Estate Expert (CDRE), Ms. Presti combines years of practical divorce experience with rigorous technical training in all aspects of divorce real estate, including the legal process, divorce finance, conflict management, and a specialized divorce listing process. She has a proven track record of negotiation in even the most complex transactions. Her background in finance, marketing, sales, and teaching provides her divorcing clients and their attorneys with a multi-level perspective on real estate transactions. Ms. Presti serves the family law community with fair market values, expert testimony, and expert sales skills. She enjoys teaching others how to make sound real estate decisions while navigating intense emotions.
